Message from the Board of Directors
Dear Beach Club Owners:
We sincerely hope that everyone is well and staying safe. The Beach Club Tower Two Board of Directors would like to take this opportunity to share with all of our unit owners information regarding the upcoming interior renovation projects that the board has been working to accomplish.
Tower Two just completed at the end of 2019 the exterior stucco remediation and painting project and now the board is focusing on renovating/refreshing the interior areas of the property. Our building is 15 years old and the original furnishings and finishes in the interior areas (lobby, elevators and residential hallways) are in need of renovation to ensure that property values are enhanced and maintained in this very competitive South Florida real estate market.
To this end, the board appointed a Beautification Committee with volunteer owners (thank you to all the owners who volunteered to serve) to assist with providing feedback on the planned Interior Renovations. The Renovations would be in Two Phases: Phase 1 would encompass the Lobby Area including the Mailroom and Lobby Hallways and Phase 2 would encompass the Elevator Interiors and Residential Hallways.
The board hired, at a duly noticed board meeting, an interior design firm, TSAO Design Group, to begin the design work for the Phase 1 Lobby Renovations. The designers were tasked with developing solutions for several key areas of concern that needed to be addressed. The lobby furniture and finishes are showing the wear and tear of 15 years of use, effects of humidity and exposure in our sunny lobby. The Front Desk (Concierge Desk) has always had a lack of visibility since it is off to the south side of the lobby area. The last several years have also seen a tremendous increase in the number of packages being delivered and this has only increased as a result of the COVID-19 pandemic. Solutions were needed to better manage the packages, increase efficiency at the Front Desk and to refresh the furniture and finishes. The lobby is the first thing someone sees when entering the building and it is important to ensure that the lobby is well maintained and showcases the lifestyle of Beach Club.
The Lobby Renovation Schematic Design has now been completed and was presented to the ownership via ZOOM meetings duly noticed in December 2020 for the Beautification Committee and on the April 26th, 2021 Board Meeting. The overall feedback received from those in attendance was very positive.
At the April 26th, 2021 Board Meeting, the board unanimously approved the Schematic Design and to proceed with a Material Alteration vote of the ownership as required by our governing documents and Florida Statute. This vote is required whenever there are renovations being made to the interior of the building that changes the original finishes, furnishings, etc. Owners will be receiving the Material Alteration vote package in the mail, as well as, via email.
The renderings and sample material boards are on display in the Tower Two lobby for owners to view. We encourage you to go see the sample board as colors online can vary greatly.
The board of directors feels that the concept and design that TSAO Design Group has developed for Tower Two ensures that key elements of the existing lobby area and overall original concept are maintained while also updating and bringing new life to our beautiful lobby area. Design is very subjective and personal but the concept the design professionals at TSAO have developed for us brings together all the elements that are needed to ensure that the Lobby area is as stunning as it always has been.
