Material Alteration Vote Information
WHAT IS A “MATERIAL ALTERATION” VOTE?
Renovating the lobby area, interior hallways or elevators and changing any of the original colors, furniture, etc. is considered a “Material Alteration” in the building. It will require a vote of the membership (that means the Owners of the units) in order to proceed with the project.
Some owners may recall that in 2015, a material alteration vote was taken to change the tiles in the elevator vestibule areas on each residential floor. This will be the same voting process done in 2015 that secured approval to proceed with the tile replacement except there will be no in-person meeting due to the COVID-19 state of emergency.
HOW DOES THE MATERIAL ALTERATION APPROVAL WORK?
Owners will receive via US Mail and email the Material Alteration Vote package that provides all the details regarding the proposed project (design, funding, etc.). Owners will be asked to participate in the vote by doing the following:

Participate in the ZOOM meeting to vote on the project by signing up for the ZOOM meeting link (please see link to Meeting Notice below) and submitting your PROXY Vote prior to the date of the meeting.

Due to the state of emergency caused by COVID and to protect the health, safety and welfare of the members, there will be no in person attendance of this meeting (except for Board Members and Management). ​

HOW MANY VOTES (PROXIES) DOES IT TAKE TO REACH A QUORUM?
It will take 161 votes or proxies to make a quorum – 483 votes x 33 1/3% = 161.
IF WE GET A QUORUM, THEN HOW MANY VOTES DOES IT TAKE TO APPROVE THE PROJECT?
It will take 81 “yes” votes to approve the project – that is a majority of 161 votes (more than 50%).
HOW LONG DOES IT TAKE TO GET A MATERIAL ALTERATION APPROVAL?
A material alteration approval takes place over a 90-day period. If the board does not receive the required number of proxies within the first 30-day period, then two extensions are allowed each for a total of 30 days until a total of 90 days are exhausted. If the required number of proxies are not received, then the material alteration vote cannot be taken and the project cannot move forward.
HOW DO I SEND IN MY PROXY FOR THE PROJECT VOTE?
Owners have several options to return their completed/signed Limited Proxy Vote form.

Owners can turn in their completed/signed proxy to the Front Desk staff.
